North Lincolnshire leads the region at £38,630, driven by Humberside's port, steel and petrochemical industry, followed by York at £33,596 — a historic and tourism-driven economy rather than an industrial one — and Wakefield at £30,809. At the lower end, Barnsley (£18,435), North Yorkshire (£18,240) — England's largest local authority by area, covering vast rural and agricultural land — and Calderdale (£17,202) sit well below the regional average.

Leeds and Sheffield, the region's two largest cities by property count, sit closer to the regional middle than its top: Leeds has 31,750 rateable properties (the fifth-highest of any English council) and a mean RV of £30,100, while Sheffield has 18,940 properties at £28,709 — both driven by scale rather than per-property value.

The region holds 1,090 properties valued at £500,000 or more at March 2026, 6.4% of the national total, from just 15 councils — reflecting the region's comparatively even, mid-value commercial property base rather than a small number of extreme outliers.
