What Happens Next

Once you've completed the eligibility check, your results fall into one of three categories. 

Nothing is submitted automatically, and no action is taken without your consent.

Outcome 1 - Unlikely

If the check suggests your property is unlikely to be over-assessed:

  • No appeal submitted.

  • No follow-up is required.

  • You'll still receive a clear explanation of the result.

This simply means there's no obvious indication of over-assessment based on the information provded.

In many cases, this simply means your rateable value appears broadly in line with comparable properties.

Outcome 2 - Borderline

If your result is borderline, your property may warrant a closer look:

  • Your details can be reviewed by an independent specialist.

  • You decide whether or not to proceed - there is no obligation.

  • No fees are charged at this stage.

This outcome usually applies where desk-based data alone isn't conclusive.

Outcome 3 - Likely

If the check indicates your property is likely to be over-assessed:

  • Your details can be passed to a specialist surveyor.

  • The surveyor will review the case and explain the next steps.

  • Any appeal, if you choose to proceed, is handled end-to-end by the specialist.

You are always free to decline or seek independant advice.

Who reviews suitable cases?

We don't carry out business rates appeals ourselves.

 

Instead, suitable cases are referred to independent UK-based rating surveyors who are regulated by the Royal Institution of Chartered Surveyors (RICS), who:
 

  • Specialise in business rates appeals.

  • Handle the formal process with the Valuation Office.

  • Work on a success-based or clearly explainable fee structure.

You'll be given full details before anything proceeds.
